In May, nearly 6,900 home resales were recorded in Maricopa County, the Arizona Real Estate Center said Friday.
Although that was down from 10,425 sales recorded a year ago, Arizona Real Estate Center Director Jay Butler said this is a respectable level. And historically, resale housing activity in May triggers a series of good levels through August, he wrote.
And home prices are cooling. The median price last month was $265,000, an increase of only $100 from April. Butler expects home prices will continue to slightly decline month-to-month moving through the summer......
Here is a list of May 2005 to May 2006 resales, city-by-city:
- Recorded sales in Phoenix fell to 2,120 sales from 2,830. The median sales price increased over the year to $225,000 from $180,450.
- The Scottsdale resale home market declined to 535 recorded sales from 865 a year ago, as the median sales price rose more than $87,000 to $615,000.
- The Mesa resale housing market declined from 1,205 to 790 sales, while the median price increased from $213,000 to $249,950.
- Glendale decreased to 575 sales from 800, but the median sales price increased from $215,000 to $250,000.
- Peoria's resale market fell from 445 sales to 305, while the median price moved from $238,000 to $284,950.
- The Sun City resale market fell from 200 to 120 sales, and the median sales price increased to $220,000 from $188,000. Resale activity in Sun City West also fell, from 110 sales to 45, but the median sales price increased from $222,000 to $259,000.
- The resale market in Gilbert decreased from 605 to 340 sales, but the median sales price increased from $285,000 to $327,450.
- Chandler's resale market slowed from 710 to 485 recorded sales, while the median sales price increased from $252,105 to $306,000.
- The resale market in Tempe decreased from 275 to 210 sales, with the median sales price increasing to $288,500 from $236,950 a year ago.
- The Avondale housing market fell from 280 to 145 sales, with the median price moving from $226,000 to $260,000.
- Resales in El Mirage decreased from 165 sales to 95, while the median home price went from $185,700 to $214,950.
- Goodyear declined to 125 sales from 210, while the median price increased from $245,000 to $295,000.
- Resales in Surprise decreased from 465 sales to 275, as the median sales price rose to $256,000 from $231,000.
