What Exactly does a BUYER BROKER do for me?

First and foremost, an Accredited Buyer Representative,
is working in Your Best Interest at all times.        

This means that we have no loyalties to the Seller. 
We are in “Your Corner”, making sure you make a good,
sound purchase,and protect you against any of
the pitfalls of buying a home.

Secondly, It cost you nothing for my services. 
The Seller pays my commission! And, if we are talking
about New Home Construction,
the builder pays our commission and allows us to represent you. 

NOTE: Two important facts about NEW HOME PURCHASES:

We MUST accompany you the first time through ANY new home subdivision
(Looking at models). If you visit a builder by yourself,
the builder will not honor your request for representation. 
Remember, the Salesperson at the models, represent the builder, NOT YOU.

2) It is a common misconception that you will save the commission,
if you go to a builder without a Realtor.  This is simply not true.
The builder cannot “de-value” identical properties, because of commission. 
The builder pays the Realtor out of their Marketing funds,
which has no effect on the purchase price of the homes.
