John~
We had a blast, and thanks very much for the time you spent with us showing us houses and educating us on the Phoenix market. It took awhile, but we finally made it happen.
We will definitely recommend you to our friends and family that are interested in getting into the Phoenix market.
Regards,

Terry and I are a retired couple in our fifties. We owned a park-model trailer in Mesa, Arizona for over ten years. We found it too small. What we had in mind was something along the lines of a two bedroom, two bathroom condo. Our friends were also interested in buying something with us.
Whilst searching the internet, we happened upon the Arizona Home Group web site. We got in touch with John Sposato, both by email and by telephone. We travelled to Arizona in October of 2008, and the four of us went for a house-hunting trip with John which lasted several days. John had his work cut out for him as he was dealing with four very different people.
Even though that trip was not successful, we stayed in contact with John, and tried again in March of 2009. This time, we found a condo in Mesa.
We found John to be very personable and professional. He tried to anticipate what we wanted and helped us to find our Arizona home.
We can happily recommend him and his Remax Excalibur team without reservation.

Dear John,
Linda and I wish to take this opportunity to thank you for all you
have done for us in acquiring our beautiful home in the golf
community of Solera at Johnson Ranch in Queen Creek.
We are especially grateful that you did the foot-work for us by
personally inspecting the homes in which we were interested. Since we
were unable to make the trip to Arizona ourselves at that time, we had
to depend on your judgment and recommendations.
As it turned out, we're glad we did just that. We are extremely
pleased with our home and the community in which it is located.
Again, accept our gratitude for all your work above and beyond the call of duty.
Yours truly,
John and Linda Marta

Dear John
Hard to believe its been three months since we purchased our home in Maricopa AZ.
As a first time buyer in the US we counted on your experience and knowledge to make our purchase simple and straight forward.
Our first contact was via an internet search for Arizona properties. After a short email request you called me and I could sense your enthusiasm and superior customer service.
Prior to arriving in Phoenix, Lori and I appreciated the numerous listings and photos you emailed to us. It was your way to help us decide what we wanted in a second home. We began our search for a bungalow with a vaulted ceiling around $200,000.
After two days viewing homes with you we decided to purchase a new Meritage Model home. A 2200 sq foot two story with swimming pool and fully landscaped. It was within our budget and with a guaranteed renter, the decision was easy.
We sincerely appreciate the added contacts you made for us. This included an insurance agent, appraisal agent and connected us with a management rental company to help us when new tenants are needed. You also agreed to be our Arizona contact (as required by the county).
As you know, we are several years away from retirement so we plan to continue renting this home out until we can enjoy it for 4-6 months a year.
Thanks again for your assistance in purchasing our Arizona home. We highly recommend you to other Canadians.
Please feel free to pass along my name and phone number to prospective buyers.
Sincerely,
Stan and Lori Garchinski

July 2008
We own a condo in Mesa. No, that isn’t quite right.
WE OWN the MOST INCREDIBLE vacation home in all of Arizona! REALLY!
I have wanted to come back to the valley since I attended ASU a number of years ago. In my dream I would live on a golf course and I would be in a great complex and all would be perfect. Dreams don’t come true, right? Wrong! We have everything we had hoped for and then some.
Several months ago my wife was net surfing after a friend had purchased an Arizona home and suggested we do the same. She requested some information from John’s site and the journey began. The site was: www.arizonahomegroup.com and the contact was John A. Sposato of Re/Max Excalibur Realty in Scottsdale. John shared information about Arizona and about purchasing property in the United States. He sent us a huge package that included maps and school information and all manner of other content. We exchanged emails and phone calls and eventually we decided to take a short week-long golf and viewing holiday.
John was able to help us focus on what we wanted and when we arrived he had created an itinerary of visits that further shaped the other refined visits. I was pleased from the start with his honesty, professionalism, and knowledge. We laughed one afternoon with him about how he maintains his interest in the process. I had asked how he is able to answer what must be the same questions over and over. He said, “The questions are the way the clients process the experience of purchasing their home. I understand the process and I see where they are but I realize the process is absolutely critical. We can not rush the process or jump to the answer before the clients are ready. This must be a comfortable experience and that is my job.”
John did something that I had never seen done before. Once we began to zero in what would become our final set of possibilities he scheduled us into the same properties but at different times of the day. On one day we would see the site in the morning sun and then on a different day we would revisit in the afternoon. This really helped shape our selections and gave us one of the most honest insights we could have. It eliminated some and moved others to a higher priority.
The experience with John and the Excalibur Team has been very positive. The entire team is competent, reliable, and professional. We received the materials to close the deal in a most timely manner. The advice on other services to use was equally positive and John even followed up on those for us.
I have urged family and friends to consider doing what we did and that includes calling John Sposato and the Excalibur Team.
Take care,
Dr. D. B. Nelson

March 2008
This letter will serve to introduce John Sposato, Real Estate Agent Extraordinaire
When my wife Audrey and I had the notion back in November 2007 to look for a second home in Scottsdale, AZ, we had no idea of the challenges that lay ahead.
As I was reading the Toronto Globe and Mail one Saturday morning I came across a clever Arizona Real Estate Ad featuring John Sposato of Re/Max Excalibur Real Estate, Scottsdale, AZ.
The Ad caught my attention immediately as it keyed in on the parity of the Canadian/US Dollar (not seen since the mid sixties) not to mention the shaky US Real Estate Market (Sub Prime Mortgage woes and falling home prices)
We contacted John by phone and subsequently by email outlining our “wish list” for our new Arizona home.
John responded immediately to our inquiry and asked us a ton of questions including: our budget size, type of home, one or two storey, newer/older build, sq footage, exposure, elevation, on/off golf course, mature community, in Scottsdale or other community in the greater Phoenix/Scottsdale area. The questions just kept coming. . . . . .
Following the Q&A session, John had a pretty good idea of the type of home we were looking for and sent us an email link featuring homes in the Scottsdale area he had personally selected for us. We picked a number of homes that we wanted to tour and we met with John the first time at the end of Nov ’07. After viewing about 15 homes (nothing wowed us) we flew back home.
Now that we had met John face to face he had a better idea who we were, and what our expectations were. To be honest, “we were all over the map” We wanted it all! Dream kitchen, block construction, newer build, detached, pool, great back yard, low maintenance, good access to shopping and dining.
By now, three more flights to Phoenix/Scottsdale from Dec ’07 to Feb ‘08 and more viewings (about 100 in total) with John, (+700 virtual tours via John’s link) who by this time must have thought we were the “clients from hell” Still nothing, and we were getting frustrated and exhausted!
Once back in Canada, John emailed us more properties to look at, plus we had actively searched on our own for properties for sale in Scottsdale on the internet. Anything interesting we found we’d ask John to screen for us and provide us with his feedback.
We then decided to rent a place for a month in Scottsdale from the end of February to March ’08. This would allow us to get a better feel of the area and allow for more time to spend with John looking at more houses.
We arrived in Scottsdale on a Tuesday and had scheduled some viewings with John the following Thursday. Then a magical thing happened. The first house we looked at on Thursday morning was the last house we looked at. John had FOUND our DREAM HOME!!!
Audrey and I are still pinching ourselves. We can’t believe we are in our perfect Scottsdale home. We asked John how he managed to pull a rabbit out of the hat. John said “he’d finally figured out what we were all about and what he thought we wanted”
John…. Audrey and I “SALUTE YOU FOR YOUR DEDICATION AND PROFESSIONALISM!” You believed in our dream and you NEVER gave up on us. You are our HERO John and we will always be grateful to you and will recommend your services without hesitation.
Sincerely,
Fred and Audrey Ortbach

"It was so nice to know that someone in another State was just as concerned as we were about finding our home. Sharon went out of her way and beyond to help us. She constantly kept in contact with us, always responding back quickly. Once we explained what we were looking for, she stopped at nothing until she found exactly what we wanted… without us even being present! We are truly happy with our home, the area and the schools, and it's all because of Sharon's help and dedication."

"What really impressed me was your honesty and knowledge regarding homes I was interested in. You didn't hesitate to tell me the truth about a neighborhood, location or condition of a particular house. The fact that you actually steered me away from certain homes instead of just trying to get the deal was equally impressive."

"When we decided to relocate from California to Arizona in June, you were the only realtor who accommodated us in every aspect of our search. What astounds me the most is that we were able to find our home in Surprise, negotiated a good price and relocated to Arizona by the end of August. This would not have been possible without the determined effort you bestowed on us. We have already recommended you to our relatives and friends who are looking into relocating to Arizona!"

"One thing we really appreciated above everything else was your ability to make us feel and know that you had our best interests at heart and we could trust your judgment and decision calls when necessary. You never forced a sale, or made us feel that we had to make a rush decision. You enforced the fact that the purchase was about us, our needs and wants. Thank you for being the perfect Real Estate Agent!"

It was such a relief to be able to rely on your judgment and experience in finding and securing a home that you knew would be perfect for us. The way you worked late into the night before leaving for your wedding goes down in the books as outstanding dedication and diligence to assure the deal happened. You far exceeded our expectations and we look forward to working with you sometime in the near future for our next home!
